1. Introduction

Welcome to RBE Homes. These Terms & Conditions (“Terms”) govern your use of the rbehomes.com website (the “Site”) and any services provided by RBE Homes to you (the “Services”). By accessing or using the Site or Services you confirm that you accept and agree to be bound by these Terms in full.
If you do not wish to be bound by these Terms, you must not use the Site or Services.

2. Scope of Services

RBE Homes provides real estate related services in the UAE, which may include property listings, advisory, leasing, and management support (collectively, “Services”). We agree to provide the Services with reasonable skill, care and in accordance with these Terms, once you submit a valid request and we accept it

3. User / Client Obligations

As a user or client of RBE Homes, you agree to:

  • Provide us with complete, accurate and timely information as reasonably requested in relation to any property or transaction.
  • Use the Site and Services in compliance with applicable laws and regulations.
  • Not to solicit or engage our employees, contractors or agents directly after engaging our Services.
  • Maintain appropriate insurance (where relevant) for any property under management or advisory.
  • Indemnify and hold RBE Homes harmless from any claims, losses, damages or expenses (including legal fees) which arise from your breach of these Terms.

4. Fees, Invoices and Payment

We will generate invoices for the Services you request. Unless otherwise agreed in writing, payment is due immediately upon receipt of the invoice or before the commencement of the relevant Services. We reserve the right to suspend or cancel Services if payment is not received.

5. Cancellation and Termination

  • Either party may terminate their engagement with us by giving written notice in accordance with any specific Service Agreement.
  • Upon termination, all outstanding invoices up to the date of termination shall immediately become payable.
  • In case of cancellation of a scheduled Service less than the agreed notice period, cancellation fees may apply (as set out in the specific Service Agreement).

6. Liability Limitation

  • RBE Homes shall not be liable for any delay or failure to perform our obligations under these Terms if such delay or failure is due to causes beyond our reasonable control (including, but not limited to: strikes, natural disasters, war, civil unrest, utility failures, regulatory action).
  • In no event shall RBE Homes be liable for any indirect, incidental, special or consequential losses (including lost profits, data loss, reputation damage) arising from your use of the Site or Services, even if advised of the possibility of such loss.
  • Subject to any applicable law which cannot be excluded: RBE Homes’ total liability under or in connection with these Terms shall not exceed the aggregate fees paid by you to us in the 12 months immediately preceding the event giving rise to liability, or the cost of replacement Services, whichever is greater.

7. Amendments

RBE Homes reserves the right to modify or amend these Terms at any time. The updated Terms will be posted on the Site and will take effect immediately upon posting. Your continued use of the Site or Services after posting of changes constitutes your acceptance of the amended Terms.

8. Governing Law & Jurisdiction

These Terms shall be governed by and interpreted in accordance with the laws of the United Arab Emirates. The parties hereby submit to the exclusive jurisdiction of the UAE courts in respect of any dispute arising out of or in connection with these Terms.

9. Miscellaneous

  • If any provision of these Terms is found by a court of competent jurisdiction to be invalid or unenforceable, that provision shall be deemed deleted and the remaining provisions shall continue in full force and effect.
  • A waiver by RBE Homes of any breach or default shall not constitute a waiver of any other or subsequent breach or default.
  • These Terms, along with any Service Agreement between you and RBE Homes, form the entire agreement between the parties in respect of the use of the Site and Services.
